What to check on a site visit

A practical list of what to look at, ask and photograph when you visit a new estate in Abuja.

Row of semi-detached duplexes behind front gardens

A site visit tells you more in an hour than a brochure can. Go with a list, take photos and write down the answers you get.

Outside the gate

  • The access road: surface, width, and how it copes after heavy rain.
  • Travel time to work and school at the hours you would actually drive.
  • What is next door: other estates, open land, commercial sites.

Inside the estate

  • Roads, drainage and street lighting.
  • Security: the gate, the perimeter and how visitors are managed.
  • Water and power arrangements for each home.
  • Shared spaces: courts, clubhouse, green areas, and who maintains them.

In the home

  • Room sizes against the plan.
  • Where the windows face, for light and cross ventilation.
  • Kitchen and store sizes, and space for appliances.
  • The BQ: entrance, bathroom and ventilation.

Questions to ask

  • Which units are available, and at what price?
  • What title document comes with the home? (See our off-plan checklist.)
  • What is the completion and handover date?
  • What will the yearly service charge cover?
